Project Statistics

A 5-bedroom, 5-1/2 bath new construction single-family home in the Lincoln Park neighborhood of Chicago.

Existing Conditions

This narrow lot in Lincoln Park housed a frame two-flat prior to developing this project for the client.


Design Challenge

The developer's desire to maximize the square footage of this 5,000+ s.f. single-family home literally "pushed the envelope" to the limits of the site. Yards were kept at a bare minimum, forcing us to make use of what little outdoor space we could.

Design Solution

Obtaining an administrative adjustment through the Department of Zoning allowed us to maximize the square footage of the home, and a centrally-located Brazillian cherry atrium stair gave us the most efficient layout. In fact, a butlery and a second floor bathroom are nestled snugly behind the stair. Rooms are quite spacious, and we even made use of the little outdoor space we had with a garage rooftop deck accessed from the family room.
