Project Statistics

This new construction one-story infill commercial project encompasses approximately 5,000 s.f. of retail space.

Existing Conditions

Two run-down residential homes existed on these two lots of this busy commercial street.

Design Challenge

The owners wished to develop this site with one single story building, making it as flexible a space as possible. The objective was to accommodate the widest possible range of potential retailers with a clean, modern design.

Design Solution

The design provides a flexible open space that can be left alone or subdivided, with two related, but individualized, storefront treatments. The facade is simple, yet progressive in style, using stone, steel, and metal panels to frame an innovative glazing solution. Angling the storefront's facade in plan as well as sloping the upper windows to the street creates a unique building face that draws attention to itself without falling out of step with the neighborhood's character. A light shelf at the front of the space doubles as a second-tier display space and provides further opportunities for retailers to make the most of their frontage on one of Bucktown's busiest shopping streets.
