Existing Conditions

The existing building on this lot in Lincoln Park was similar to many along this block of N. Burling Street, where most of the older homes have been torn down and replaced with new construction. New buildings existing on both sides of this property.


Design Challenge

Although the square footage requirements and sheer mass of a project this size are difficult enough to fit on a small urban lot, the biggest challenge on this project was the lack of alley access. Nearly all the buildings on the block have driveways off the street to garages beneath the homes. The challenge of designing a front-loaded garage while maintaining the charm and class of a home of this caliber was truly difficult.

Design Solution

Taking the garage and sloped driveway off the street as a given, we designed a gracious porch to run the full length of the front facade. The stone treatment of the porch helps shield the garage door from view and ties the porch to the rest of the home's stone facade. The building's height is brought down in scale by employing a slate mansard roof and copper window bays that add a touch of elegance to the house's presence on the street. Inside, an atrium stair and great room with high coffered ceilings grace the first floor, a huge media room encompasses the basement, and the master bedroom and bath suite as well as nursery, full laundry, and secondary bedrooms top off the amenities of the upper floors.
